LST Projects was appointed to deliver the construction of a new two-storey, 2,475 sq ft office building on a highly constrained site in Chandlers Ford, Hampshire.

The site, previously used as a petrol station, required careful planning and investigative research before work could begin. This included reviewing historical contamination records and assessing the risk of disturbing underground petrol tanks.

Due to the small site footprint and its proximity to both a neighbouring property and a live commercial premises, the project presented a number of logistical and operational challenges. It was essential that access for staff and customers was maintained throughout the duration of the works.

Although the original architectural design proposed a traditional foundation, this approach risked disturbing adjacent buildings. As a result, a piled foundation system was adopted instead, which required the mobilisation and demobilisation of specialist plant and equipment.

Ground beam construction was incorporated into the revised programme without compromising the delivery schedule. Maintaining a clean and safe construction environment was also critical, with strict control over waste and surplus materials on site. Deliveries were tightly coordinated to avoid congestion and disruption, particularly given the site’s limitations.

Through meticulous planning, clear communication, and a considered approach to construction, the project was successfully completed on time within a nine-month period. The result is a modern and well-executed office space for Pricketts Limited, designed by SC Architecture, and delivered to a value of £1 million.
