Located on Commercial Road in the city centre, the building will be the new home of the University Surgery, which will relocate from the Nuffield Centre. The facility will enable primary care services to be expanded and more than 20,000 patients to be accommodated.
The LST team will be responsible for fitting out the new surgery and extending the three-storey building by adding another floor to the top. Following extensive remedial works and the installation of scaffolding to the entire building, new structural steelwork will be constructed across all floors.
Bradley Hill, senior quantity surveyor at LST, said: “This development is in a very challenging city centre location, which will present many logistical hurdles. The building is connected to a shopping centre on the left and there is another retail unit on the right. That means we’ll be unable to access the front of the building after 9am. After this time, we’ll need to use a loading bay at the back of the site, which provides access into the second floor only.
“As a contractor that’s used to working in challenging and occupied sites, we have the knowledge and experience to overcome these issues and ensure the project is delivered on time while minimising any disruption to neighbouring businesses and the public.”
LST is due to start on site in November 2020 and complete the building in Autumn 2021.
The development is being brought forward by specialist healthcare developer and investor Haven Health Properties.
Alastair Barlow, development director at Haven Health Properties added: “This building will play a key role in enhancing the vitality and viability of the high street as it occupies a prime city centre location. Getting to this stage has been a brilliant team effort and we look forward to working alongside LST to deliver the project.”
